South Brook Breaks Ground in Decatur

During the groundbreaking, four homebuilders were announced for the first phase of construction: Built by Bryan, DH Morris Homes, Rochford Realty & Construction and Storyline Homes. A new website, southbrookal.com, also launched today, providing more information about Phase 1, available lots and interactive 2D and 3D maps of the planned neighborhood.
Hosted by Land Innovations, the Decatur-Morgan County Chamber of Commerce and the City of Decatur, the ceremony celebrated the start of a project designed as a walkable community featuring homes, neighborhood retail, restaurants, offices, parks, trails and gathering spaces.
"This groundbreaking is a celebration of what can be accomplished through strong partnerships and a shared vision," said David Horwath, President of Land Innovations. "We're excited to celebrate this milestone with so many that made this idea of creating a neighborhood that will serve Decatur for generations."

“Not only do we need more houses, but we need modern, mixed-use neighborhoods,” Reggie said. “The type of development we’re breaking ground on today enables smart growth, fostering a stronger sense of community, a healthy lifestyle and has minimal impact on traffic. South Brook will open new economic development opportunities for the community.”
Over the next 10 to 15 years, South Brook is expected to generate an estimated:
- $1 billion in total construction activity
- Nearly $4 million in annual tax revenue
- Over $40 million in private investment
These investments will strengthen Decatur's economy while delivering critical infrastructure improvements, expanding housing opportunities, and creating a neighborhood designed around connection, walkability, and lasting community.
“Decatur is really poised for significant and meaningful growth, and we are grateful for the opportunity to be a part of it at this important time,” said Brian Cook. “When we first looked at South Brook, we saw an opportunity to create something truly special, a place where families can come together, relationships can form, and a legacy can be built across generations. We are excited to help bring that vision to life and to be part of Decatur's next chapter.”
